Criminal activity in real estate — prevent your properties from being exploited
Criminal networks use residential properties, commercial premises, and storage facilities for drug production, money laundering, and human trafficking. We investigate the signals and deliver the evidence to intervene.
Real Estate
Undermining in Real Estate Investigation
Criminal undermining occurs where the underworld infiltrates legitimate society. In real estate, this manifests in the use of properties for illegal purposes: cannabis cultivation in rental homes, synthetic drug labs in commercial premises, storage of weapons or stolen goods, and money laundering through real estate transactions. For landlords and housing associations, this means not only legal risks and reputational damage, but also direct danger for residents.
What we investigate
What do we investigate?
Signal analysis: we assess signs of criminal activity such as unusual energy consumption, suspicious visitor patterns, sealed windows, and unusual transports. Tenant profiling: we investigate whether tenants or occupants have ties to criminal networks. Property inspection: we establish whether a property is being used for illegal activities. Transaction analysis: we investigate whether real estate transactions show characteristics of money laundering. Network analysis: we map the criminal network behind the activity.
Our methodology
Step 1 — Signal report and intake: you share the signals and we assess the severity and advise on the approach. Step 2 — Investigation: OSINT, surveillance, tenant research, and collaboration with enforcement where needed. Step 3 — Reporting: a report with findings, risk assessment, and recommendations. Step 4 — Coordination: we can support coordination with the municipality, police, or RIEC if desired.
